When shopping for a new roof, look beyond the look and style, and to the roofing contractor who will install it. The right roofing contractor will help you avoid problems with leaks, heating loss, and poor performance.

Ask Around for Roofing Contractor Resources

Word of mouth can be a powerful tool when looking for a roofing contractor. Ask friends, co-workers, and neighbors for names of qualified roofing contractors who have worked on their homes. This will help you avoid contractors who:
  • Are not professional
  • Do not have the appropriate skills
  • Are not trustworthy and reliable

Ask Roofing Contractors Questions

Interview at least three roofing contractors and make sure they do a thorough inspection on the roof. When interviewing roofing contractors, ask detailed questions about:
  • How long the contractor has been in business
  • Whether they use employees--this is preferred--or subcontractors
  • How long their employees have worked for them
  • Which brand of roofing material they use and why, plus how long they have been installing those types of roofs

Look for a roofing contractor who prepares a detailed estimate with information about:
  • The roofing company being licensed and bonded (this is a must!)
  • The type of roofing material they supply
  • The flashing
  • Gutter and downspouts (if applicable)
  • The payment schedule
  • Debris removal
  • The contractor's warranty for installation and materials

Ask About Roofing Payments

A new roof is a considerable investment and one that should be approached with a sound financial schedule. Depending on the contract, you may be asked to put 20 to 30 percent down on the home improvement project, and then pay the remainder as sections of the project are completed. Don't pay too far ahead of the work being completed, and never pay the entire sum in advance.

Roofing Insurance is Key

When replacing your roof, you are taking on more risk than with a simple bathroom tile project or a kitchen remodeling. This is one home improvement project that requires more research to find the right contractor.

The roofing contractor you hire should have adequate insurance to cover a wide range of issues, such as:
  • Property damage while the roof is being replaced
  • Injury to workers
  • Interior property damage from roof leaks

Ask your insurance agent for details on the amount of coverage the roofing contractor should carry. And, always get an estimate and details on warranties in writing.
