Your home's heating, ventilating and cooling (HVAC) system may be "out of sight, out of mind" until it stops functioning properly. Few homeowners perform regular maintenance, nor do they have annual inspections. That may be short sighted. HVAC systems have about a 20-year life, but improper maintenance can shorten that considerably.

Why People Ignore Their HVAC Systems

• The "if it ain't broke, don't fix it" school of thought: Problems like accumulated dirt, leaking ducts, or deadly gas emissions compromise your comfort, your budget, and even your health.
• Unfamiliar technology: There are more than 100 components in a central HVAC system. Some components have longer lives than others. All are exposed to dirt and temperature extremes. A knowledgeable service repair person inspects components and can often give you a "heads up" about the system's needs and remaining life expectancy.
• Health problem sources not recognized: Changing furnace filters at least every three months isn't enough to prevent some people's air quality-related health problems. And, few homeowners regularly change filters. But HVAC add-ons that provide submicronic filtration, humidity control, and other functions can be very helpful to sensitive people.
• Climbing ladders or working in attics: If heights or being in tight, dirty places aren't your thing, hire someone who does this day in and day out. Safety concerns rightfully make HVAC inspections dangerous, even if you understand your system.

Heating contractors, building supply stores, and your Better Business Bureau are sources for information on service contractors who provide annual inspections and/or repairs. Ask whether a contract provides just inspections, or includes discounts on service and repairs, plus priority service. Look into tax credits for upgraded systems.
